Schulman Properties secures approval for 21-story condo-hotel in downtown Las Vegas

Las Vegas is set to add another high-rise to its skyline as Schulman Properties received approval from city planners to develop the 21-story Eterno Hotel, a 250-foot condo-hotel project on a six-acre site near Charleston Boulevard and Grand Central Parkwa
The development, located at 1003 Iron Horse Court, was cleared by the Las Vegas Planning Commission. Groundbreaking is scheduled for January 2026. Perlman Architect is listed as the project’s architect.
Plans submitted to the city show the tower will include 312 hotel-condominium units, ranging in size from 503 square feet to 2,400 square feet. Studios as well as multi-bedroom layouts are expected, occupying floors four through 20. Condo owners will have the option to customize their units, while others will follow what the developer described as a “sleek, sophisticated aesthetic.”
 
“Guests and residents will have access to globally recognized names in cuisine, integrated longevity and regenerative medicine, state-of-the-art fitness and performance training, immersive entertainment, and lifestyle programming,” said Bob Schulman, Chairman of Schulman Properties. “Our vision is to respond to the global demand for wellbeing with one of the most comprehensive offerings created in a resort environment.”
An attached parking structure is planned at eight stories and 66 feet high, with space for 661 vehicles. On the ground floor, facilities will include hotel operations, 13,500 square feet of convention space, a 4,980-square-foot restaurant, a greenhouse, and a pool deck. The deck will include a pool building, cabana patio covers, and an interior courtyard.
The second and third floors are designated for health and fitness amenities. City documents indicate 72,370 square feet will be used for sports courts and a gym, 25,900 square feet for indoor workout areas and locker rooms, and 8,850 square feet for group fitness classes.
Meanwhile, the 21st-floor rooftop will hold a 2,275-square-foot bar and restaurant for residents and hotel guests.
The height of the tower exceeds the Federal Aviation Administration’s 200-foot restriction, according to city filings retrieved by the Las Vegas Review-Journal.
According to the law firm Kaempfer Crowell, which represented Schulman Development in city filings, the planned health club will include a range of amenities and operate with limited membership.
“The membership perks extend beyond sports to include access to a gym, business center lounge, and other premium amenities. Emphasizing quality over quantity, the club will operate with a limited number of members, ensuring an intimate and exclusive experience,” the firm stated.
Completion for Eterno Hotel is targeted for the second quarter of 2028.
